Many Vancouver area residences have Hardwood floors and use refinishing coatings as a way to refresh and renew the surface and restore the hardwood back to its original state well sealed and even sheen However If there is any Waxes ,oils or harsh cleaning compounds on the surface It may not be possible to refinish the surface coating.

When the hardwood flooring is in bad shape with many years of discoloration, gouging or scratches it may be time to consider a different form of refinishing which involves Sanding the floor back to bare wood and starting the finishing process all over again. This will ensure a bond between the wood and the surface finish or coating

Refinishing involves making choices that will allow beauty durability and in some cases a change in the overall tone as in a stain color to limit the contrast to a single tone.

We have learned that Not all surface coatings are the same but differ greatly from each other We can categorize these in four Groups:

Water borne or Water base to which there are at least three formulas as a single component , 2 component catalyze, cross linked, or fortified

Poly Urethane is an oil based product the thinner is usually Varsol or paint thinner

Conversion Varnish known as Swedish Finish or Acid Curing thinner is Alcohol and tolulene

Each of these types of coating have different appearance, volume coverage Flow rates and durability or strength sometimes non slip

another factor is cost example a gallon may cover 500 Sqft and cost x amount while another may cover only 200 Sqft and cost double or triple

Older types of floor finishing can be penetrating oil and or tre wax using the wood itself to take the beating this finish is considered regular maintenance.
